The Holiac Group is driven by a vision that is built on a strong foundation of over 30 years in the Realty & Construction horizon. Mr. Rajkumar Gulati & Mr. Hemant Gulati are the guiding forces who have constantly enriched and empowered the group with many new ventures, leading from one success to another.

Over 26 years of experience in project planning & execution from start to finish, Mr. Hemant Gulati has driven end-to-end solutions for the entire gamut of realty services. A focus on South Indian operations of the group with hands-on work on various aspects from Strategy to Operations, has led the group finetune optimal utilization of resources with his keen eye for Quality.Leading from the front, he has spearheaded many Joint Ventures and alliances, with his strong fundamentals in regulatory mechanisms. An avid entrepreneur, he has also driven a leading Travel agency for over a decade, two established Multi-cuisine restaurants and a developed and marketed a Time-share property earlier.

The solid backbone support provided by Mr. Rajkumar Gulati, has helped the group spread itself to overcome many challenges and create new benchmarks. As a co-promoter, he has driven the completion of over 14 Residential projects, 3 commercial projects, Farm houses on a 200 acre project with a self-contained, sustainable approach apart from 4 residential layouts spread over 180 acres.

Another area of his interest has been Hospitality with a boutique hotel in South Goa. His keen sense of being a one-stop solution for many businesses, led him to his role as an importer with a varied product portfolio as well.

Holiac Realty Limited was formed as Mr. Rajkumar Gulati and Mr. Hemant Gulati aligned their core realty business interests with Hubtown Limited. Earlier known as Ackruti City, the group has grown from strength to strength with many milestones in Residential, Commercial, IT Parks, SEZs, SRA, Biotech Parks, Retail, Hotels and other projects.

Led by this dynamic leadership at the helm, the Holiac Group and its talented team is striving to make its mark and go further with every new project, spreading its footprints across.

About Managing Director

Hemant Gulati has been an entrepreneur with a zeal that has led to many inspiring ambiences and landmarks in various parts of India.

A Solid Foundation: Starting to put his vision of creating value in practice at Hubtown, formerly Ackruti City, amongst the leading real estate companies in India, he played a lead role
in many of its offerings from Residential, Commercial, IT Parks, SEZ’s, SRA, Biotech Parks, Retail, Hotels and more.

Evolving a new horizon: As Holiac Realty Private Limited took shape, his work of over 30 years of project management and process control shows up in its string of projects, each a landmark
in its own way. Driven professionally, the company believes in developing from an ecosystem of knowledge and experience, with specialized divisions harnessing the best of local &
international resources. The process driven work culture is based on a strong emphasis of fundamentals with customer orientation at its fulcrum.

Rich experience. Richer expertise: His 26 years of project planning and execution, providing
end-to-end solutions and maintenance has been key in shaping the projects. He is a proven strategist with expertise in managing entire operations with key focus on bottom line profitability
by ensuring optimal utilization of resources. Covering the entire gamut of work, from handling operations entailing planning, budgeting & resource deployment, he guides his team to ramp-up
projects fast, within the defined time cost & quality parameters. His proven competencies in techno commercial negotiations & management of operations for ensuring a high Return on
Investment (ROI) with proficiency in managing operations/maintenance of equipment in process and a comprehensive understanding of diverse regulations & commercial affairs have proved to be a boon. Consistent optimization of available resources, with key focus on operational cost & expenses has helped his company set a standard that’s worth emulating.

A bouquet of projects: Time Share Resort Development and Marketing
• Built and operated a resort Club called Sheridan Club comprising of over 600 members near Hosur, Tamil Nadu.
• Built a 22 unit boutique resort in Goa with complete interiors along with Affiliation of RCI.
• Co owned and Headed the first Indo-US Venture for Marketing Time share Resorts in India and marketed Orange County, a Gold Crown property in Coorg & Sun Village, a four star hotel in Goa.
Travel Agency: As a Co-promoter was professionally running a full-fledged, leading IATA approved travel agency M/s BNG Travels Pvt Ltd for domestic and international air ticketing.
The agency is a recipient of several awards for highest productivity for Indian Airlines, Air India, Cathay Pacific, Gulf Air, Jet Airways, Sahara Airlines and Emirates.

Social footprints:
Former Member of Bangalore East Round Table 27 (a social service and fellowship organization) since 1996 and Chairman.
2005-06– Recipient of award for building the best government school in Area VI , Round Table India, for educating over 600 children.

Property Developments: Co-promoter, developer, owner of M/s Batra Gulati Group having core business of real estate, building luxury apartments, commercial complexes and farm houses extending to over 30 projects & over 100 acres. Mr. Gulati involved from inception of project feasibility study, upto completion and sale of the projects, including finance handling, operations and marketing having successfully completed:
• 13 Residential projects comprising of 50,000 sft of luxury flats in Bangalore
• 3 Commercial projects comprising of 50,000 sft of spacious offices in Bangalore
• 4 farm houses on a 200 acre project
• 3 residential layouts of plot development spread over totally 110 acres around Bangalore & many more.
• The Company was awarded the UDYOG EXCELLENCE GOLD MEDAL AWARD for excellence in the construction field. Early enterprise:
• As Operations Head of Saibaba Group performed research analysis with the objective of providing a thrust to the group’s real estate core business by initially validating the strategy
and assessing the systems and processes, identifying suitable properties for development, handling legal matters, controlling finance and banking.

Successfully completed following projects:
a. Two Gated community projects – a 25 Villas/Row houses & a 14 villa residential project in Whitefield.
b. Three commercial buildings in the Central business district of Bangalore.
• A residential layout of 70 acres in Devanhalli comprising of 700 plots.
Hospitality and Restaurants
Co-owned, built and ran two multi-cuisine restaurants of 3000sft each in Bangalore.
• Orchids and Roses (Now called Melting Pot) – Cunningham Road, Bangalore
• Jacaranda – Koramangala, Bangalore
These restaurants have received several awards for best restaurant in service, ambience and food category.

Management Team 

Good work is made great by a bonded team. Putting the leadership vision into action is the proactive management team at Holiac which is driven by a passion to perform.  In place is a process that leads to a systematic ecosystem, with the management team being hands on in every aspect of functioning.

Projects/ Scoping Team

The projects & scoping team helps in identifying projects that have the potential to fulfill and align to the Holiac vision. Interface with government, legal teams and ironing out issues on the spot, the project team drives the dreams that define Holiac. Before giving the green signal to a project, the projects and sourcing team carries out various due diligence as per Holiac’s standards of governance.

Operations / Engineering Team

Once a project takes off, nothing is left to chance. The operations’ & engineering team plans out every minute detail, and makes sure that all the mandatory construction guidelines are in place. Working in cohesion with its team of Architects and Designers, every detail is specified. Customization, where possible, is taken care with timely completion of projects.

Marketing / Sales Team

The marketing & sales team is always ready to be the anchor of the project as well as help the customers choose their dream. Communication being the key, Holiac keeps its customers’ abreast of all development during construction, leaving nothing to chance. Apart from the popularity Holiac enjoys with the investor community, the marketing & sales team is the bridge to a successful customer relationship management.

Finance

Closely supporting the above teams, the finance team takes care of details on a daily basis. Bridging the gap between idea and execution, the team supports with elaborate detailing to maximize the value of investments, including loans and banking process support. From coordinating between government agencies to vendors for various projects with all the teams, the professionals at Holiac are always geared up to deliver.

Facilities & Admin

Leading with example with service and transparency, the facility management and admin groups work hand in hand.  Following best practices, the team handles the maintenance of properties till the handover formalities are over, including formation of the Association.

Legal

Scrutinizing property documents in detail, the legal scope covers the entire gamut of work from sanction, liaison with government to complete adherence to mandates like labour laws during implementation. The legal team sanitizes everything from clear titles to encumbrance and indemnification as required, ensuring completeness in transaction for its customers, be it an investor or a member of the association of a Holiac creation.
